### Why does combustion analysis matter?

Because efficiency is invisible without it. A boiler can run, produce heat, and appear entirely normal while burning ten percent more gas than it should due to a drifted gas valve, a partially fouled heat exchanger, or incorrect excess air. A digital flue gas analyser measures CO, the CO2 ratio, stack temperature, and excess air, which together show what the unit is actually doing. We take readings before and after adjustment so the improvement is measured rather than claimed, and both sets go into the written report.

### What is expansion tank pre-charge and why check it?

A hydronic system is a sealed loop, and water expands when heated. The expansion tank absorbs that expansion using an air cushion behind a diaphragm, pre-charged to match the system fill pressure. Over years the pre-charge leaks down. When it does, the expanding water has nowhere to go, system pressure spikes, and the pressure relief valve opens and discharges. The homeowner sees water on the floor and pressure that keeps dropping, and often replaces a perfectly good relief valve. Checking and correcting the pre-charge takes a few minutes and prevents the whole sequence.

### Why test water pH and glycol?

System water chemistry determines how long the metal components last. Water that has become acidic corrodes steel and cast iron from the inside and produces the black magnetite sludge that seizes circulators. On systems containing glycol, typically radiant slabs and rooftop loops, the glycol degrades over time and turns acidic as its inhibitor package depletes, which is worse than having no glycol at all. Testing concentration and pH annually catches it while a top-up or partial change is still enough.

### What is a condensate neutraliser and why does it need checking?

A condensing boiler produces several litres a day of mildly acidic condensate at pH 3 to 5. A neutraliser cartridge filled with limestone media raises the pH before it reaches the drain. That media is consumed as it works, typically over one to three heating seasons. An exhausted neutraliser silently lets acid into the drain and, more importantly, indicates the condensate path is not being maintained. It is the single most commonly missed item on a condensing boiler service and a leading contributor to early failure.

### Does servicing actually save money?
