When Do You Need a High-Efficiency Retrofit?

You are a candidate right now if any of these describe your system. A boiler over 20 years old with an 80 percent or lower AFUE rating. Gas bills climbing year over year with no change in thermostat habits or occupancy. Visible rust staining at the base of the unit or condensation inside a flue that should be dry. Pressure that needs topping up every few weeks. A plan to stay in the house for at least seven more years, which comfortably clears the payback window once rebates are applied.

You are not a candidate, and we will say so, if the existing unit is a well-maintained condensing boiler under ten years old, or if the property is being sold within twelve months and the buyer will not pay for the upgrade. In both cases a boiler maintenance visit at $199 to $349 CAD is the better spend.

What Actually Stops Toronto Homeowners From Upgrading

The objection we hear most is that the quote looks large next to a repair. It is worth breaking down what the number covers. A $9,000 CAD condensing installation is not a boiler with a bow on it. The third is efficiency scepticism. What is AFUE and why does 95% matter?

AFUE stands for Annual Fuel Utilisation Efficiency and it is the percentage of the fuel you buy that becomes useful heat over a full heating season. An 80 percent mid-efficiency boiler sends roughly one fifth of your gas up the flue. A 95%+ condensing unit recovers the latent heat in the exhaust by cooling it below its dew point inside a 316L stainless heat exchanger, which is why it condenses. In practice that cuts natural gas bills 25 to 35 percent on a Toronto heating season, and it is also the threshold that makes the installation eligible for Enbridge and federal rebate programs. Below 95 percent there is no rebate value at all.

Will a condensing boiler work with my existing radiators?

Yes, with the right controls. A condensing boiler only reaches its rated efficiency when the water returning from the system is cool enough to condense the flue gas, which generally means below about 130F. Cast iron radiators were designed around 180F supply, so we add an outdoor reset curve that lowers the supply temperature in milder weather, a mixing valve, and return-water temperature protection. Set up that way, the boiler condenses through most of the Toronto heating season and the radiators stay exactly where they are. That conversion runs $10,500 to $12,000 CAD, or $8,500 to $14,500 CAD when the near-boiler piping needs a full rebuild.

Do I need a new chimney or flue?

A condensing boiler does not vent into a masonry chimney. Exhaust from a condensing unit is cool and acidic, which would destroy an unlined masonry flue. Instead the boiler vents through PVC, either concentric through a wall or as a separate intake and exhaust pair. The old flue is de-commissioned for the boiler. If a gas water heater still shares that chimney, the liner is resized for the single remaining appliance, and that work is quoted in scope rather than discovered on install day.

How long does the installation take?

A straight swap onto existing distribution is one working day. A retrofit that includes new venting, a rebuilt near-boiler manifold, and control upgrades usually runs one and a half to two days. Scheduling is normally 3 to 7 business days after you approve the quote, and 24 to 48 hours when the house has no heat. We book the TSSA inspection at the same time as the permit so the system is never left partly commissioned while paperwork catches up.

What is condensate neutralisation and do I need it?

A condensing boiler produces several litres of mildly acidic condensate per day during the heating season, typically at a pH between 3 and 5. Left untreated that acid attacks cast iron drain stacks and concrete floor drains over time. A neutraliser cartridge filled with limestone media raises the pH before the condensate enters the drain. We fit one on every condensing installation and document where it is so it can be checked at the annual service. Exhausted neutralisers are one of the most common reasons first-generation condensing boilers fail early.

Why does Manual J sizing matter so much?

Manual J is a room-by-room calculation of how much heat the house actually loses at design conditions. Sizing a replacement boiler by matching the old nameplate simply repeats whatever mistake was made last time, and most older boilers were badly oversized. An oversized condensing boiler fires, satisfies the loop in a few minutes, shuts down, and repeats, which is called short cycling. It wastes gas, keeps the unit out of its efficient modulating range, and wears the ignition components. Correct sizing is the difference between a rated 95 percent boiler and one that actually delivers 95 percent.

What is a modulating burner and what turn-down ratio should I look for?

A modulating burner varies its firing rate instead of running flat out or off. The turn-down ratio describes how far it can throttle back, so a 10 to 1 unit can run at ten percent of full output on a mild day. Wider turn-down means longer, gentler burns, lower return-water temperatures, and more time spent condensing. For most Toronto homes we specify a premix modulating burner with at least a 5 to 1 turn-down, and we set the outdoor reset curve to take advantage of it.

Which brands do you install?

What warranty comes with the installation?
